KILWORTH – More than 20 homes have started construction at EdgeWater Estates since July, and developer South Winds says an HST rebate is helping buyers move ahead with plans to build.
Builders, tradespeople, homeowners and community partners gathered at the development September 25 for a barbecue recognizing those working on the new homes.
The gathering came during a difficult period for Ontario’s homebuilding industry. South Winds says the rebate has encouraged buyers to proceed with new homes, bringing work to local builders and tradespeople.
Stacey Graham, CEO of South Winds Development, said the change has been noticeable. “It’s been a real game changer,” Graham said.
According to South Winds, eligible buyers may save up to $130,000 through new-home HST rebates. The company says further savings may be available through development charge exemptions.
Lambton–Kent–Middlesex MPP Steve Pinsonneault attended the gathering. He said the rebate is helping people who had been considering building a home make the decision to go ahead.
Graham said the impact goes beyond construction crews. Companies that make and supply bricks, cement, windows and doors, as well as those delivering materials and removing construction waste, also benefit when building picks up.
South Winds is working with several builders at EdgeWater Estates. In the company’s news release, Max Off, general manager of Westhaven Homes, spoke about the partnership. “Our partnership with South Winds gives our team the opportunity to build quality homes in a community people want to call home,” Off said.
Graham said the development has been in the works for about 15 years, involving planning and cooperation with government agencies before construction could take shape. “Being a developer is not necessarily instant gratification,” she said.
During the visit, Graham pointed out recently poured foundations and homes at different stages of construction. The development currently features single-family homes on large lots, including custom options, and South Winds plans to introduce townhomes.
Graham said the different housing types could suit younger families and people looking to downsize. Most homes are intended for sale, though future townhomes could also offer rental options.
EdgeWater Estates is planned to include more than 46 acres of green space and parkland near the Thames River. A new Catholic elementary school is expected to open in Kilworth in 2027.
For Graham, the barbecue was a chance to thank those doing the work. “Today is about the trades, today is about the builders,” she said.
