KILWORTH - A major development is planned along Glendon Drive near the shopping plaza and the Komoka Wellness Centre.
Sifton Properties is proposing the development at 10242 Glendon Drive. It calls for several blocks for approximately 900 to 975 medium and high-density residential units, including townhouses. Plans also include higher density residential buildings and mixed-use blocks that could be used for other purposes. A planning report to Middlesex Centre cites a number of possibilities for these blocks such as nursing homes and office space.
The property sits on the edge of Komoka and Kilworth boundary. It comprises just over 18 hectares or 44 acres of land. The land is currently being used for farming, but the official designation is known as “Village Centre.” In order for the project as it now stands to go ahead, there would need to be zoning bylaw amendments to allow for things like reduced lot frontage, lot depths and building setbacks. Other amendments would include increased building heights, smaller minimum floor areas, three-unit blocks for townhouses and the approvals needed to permit nursing home and assisted living facilities.
As well as residential and commercial development, the project would include a park and trail, a stormwater management facility and a public road system. Primary access would be along Glendon Dr. with links for future connections to the east and west. All of the development is proposed on full municipal services.
Details of the proposed development can be found on the Middlesex Centre website. A public meeting will be held on July 16th at the Middlesex Centre municipal office. Over the summer, there will be a review and the preparation of a draft plan. A staff report with recommendations is expected to go to council this fall.
